There is a lot of talk of a softening real estate market. How would you describe the real estate market in Katy?

Asked by Stephan, San Francisco, CA Mon Apr 23, 2007

How long do homes typically sit on the market in this city?

The Katy Market is still very strong. With a large number of relocation's coming in the early part of 2008 we will have a shortage of homes to purchase. It is amazing...when you have good schools, lots of families, and a bunch of recreational opportunities...people come!

The Katy area is doing fine. While there is a low inventory of homes (comparatively) and the sales prices are increasing steadily, it is still a good place to buy a home and get in while it's still affordable. Katy is starting to be considered one of the closer "in-town" outlaying areas, since it sits right on the Houson line and builders are building further and further out of Houston. Katy is convenient and sits right on the 10 Freeway. There are new medical centers, hospitals, spas and shopping springing up everywhere. It's becoming an upscale area that is conveniently located.

Our market is currently very strong, we have less than 2 months of inventory and homes that are priced well and are in great condition are selling fast usually within the first 30 days.

While many parts of the country are facing a softening of the real estate market, Houston and Katy in particular are experiencing strong appreciation, low inventory and has been recognized as one of the hottest markets in our area. Our average appreciation from one year ago is 8 - 10%, where historically we have experienced 3 - 4% appreciation on a yearly basis. With strong job growth, abundant land for future development, terrific schools, low crime, beautiful master planned communities... Katy is THE place to be.

The Katy area does not mirror the national market as all real estate is 'local'. Katy historically is #1 on the Houston 'hotness' index with prices continuing to increase. Katy is currently in a seller's market and a home in excellent condition can expect top dollar in a short period of time.

Based on the schools, medical facilities, shopping, malls, and recreation, this area is of the hottest in the country.
