The average price per square foot in this zip is $265?

I don't really see that reflected in the single family home prices. It looks like they are more in the $400 range. Is this average largely drug down by condominiums or very low outliers?

NO way. Woodland Hills does have some less expensive condos, but Woodland Hills is a fairly expensive area. I just did a quick search for you and there are plenty of single family homes that are over $400 per square foot, which is more than some areas of Westlake Village.
I hope that helps! I also predict the values of homes here will increase because of all the money that is going into building that outdoor shopping center!

The average prices vary depending on the area. Because Woodland Hills is fairly large, the prices can be extremely high or very low.
