Sales vs list price. Which data reflects actual market condition?

I noticed the listing price and the sales price for some homes in Connecticut can be vastly different. Whichdata is more revealing of the actual price in the neighborhood?

The sales price is the only accurate indicator and is the one an appraiser will use.
