On average, how quickly do units (esp. 1 - BR units) rent in Columbia Heights?

I'm interested in purchasing a 1 BR, possibly 2 BR, condo in Columbia Heights and am wondering how difficult it would be to rent it. I understand this is a broad question; I'm just looking for a ballpark answer. Thanks!

Hi Jim,

You're right. Broad question for sure. We, as realtors, only have access to the MLS. Most small units are rented on Craigslist or by word of mouth. I went back one year and found that one bedroom rentals in Columbia Heights take about 50 days to rent. Two bedroom units about 33 days.

Good timing on your part. It's a buyer's market. There are good values out there. Buying is more difficult than it has been in the past. Translation... more renters means good things for landlords.

Good Day Jim,

Good question and great idea to rent! I have numerous clients who have rentals in DuPont, Logan, Adam Morgan and in Columbia Heights. The most success is through Craigslist with the yourself running that side. The most important thing is to time your purchase with the prospective new tenants. If you are looking for new or resale condo to purchase, the most important thing is to have Realtor working on your side, not just the listing agent who works for the seller. The best part is your Buyer's Agent's commission is paid for from the listing side and doesn't cost you. Let me know if you would like any assistance.
