The average price per square foot is dependent on many factors. As always location can be a prime factor. Homes closer to the beach will always have a higher per square foot price. The level of interior and exterior finishes also has an impact. Are you looking for comfortable beach style living or luxury finishes? Standard vinyl railings or plexiglass?

It depends on if you are buying or building on your own lot. If you are building on your own lot, some builders are anywhere from 225.00 per sf to 130 per sf. I should also ad that a beach front sold for $1,195 a sq foot this past year as well.

As with any home there are additional factors in determining price like location, proximity to beach, indoor upgrades and luxuries as well as outdoor features. Longport on average sells for about $550 per square foot. Again there are more factors to consider, some have sold in the last year for $470 a sqr foot and another sold for up to $739 a square foot on Atlantic Ave.
