My house is in Meyers Meadow Southlake, it seems to follow different trends than the rest of southlake?

Our house is at 114.00 per sqft, but that is the highest in the neighborhood, the are three other homes for sales. Is our house overpriced as compared to the others and the market trends.

Hello Leland

Just as a general statement being the highest priced square foot in the neighborhood is alway a hard sell particularly in this market. Also Myers Meadow, compared to some other homes in Southlake, will be priced different because the builders in that subdivision were not "Custom" buidlers. If I remember correctly that subdivision was built by Perry Homes and I think Newmark was also one of the builders. They were good builders they did not build truecustom homes.

As far as you home being compared to others that are currently on the market in your subdivision: There are currently 5 active properties with an average SF price of $107.57. 3 of these properties have pools. 3 of these properties have reduced their list price by 1 to 4 %. The solds in the neighborhood have an average sales price of $101.32. 2 of the solds have pools.

Our office is in Southlake and we all have sold homes in Myers Meadow.....we would be more than happy to look at your home and tell you how it compares to others in the area.

Southlake is a great area, homes are selling, but they must be priced competitively and/or be in great condition. The sold properties in Myers Meadow have sold in 7 to 76 days.

Your home shows very well from the pictures. It seems that you are in the right price range. Any buyer is going to offer you a lot less in this market so I think you are in the right bracket to give you room to come down in the negotiations.

It also seems that you are approaching the average days on the market for the neighborhood. 90-100 has been the average.

Are you getting showings? What has the feedback been from the agents showing it?

Listing agent how did they compare your home for listing what info. did realtor provide you?

I searched MLS I dont see any home listed for Meyers Meadow or sold via MLS in past 6 months

CMA - Southlake over past 6 months 181 homes sold av. price sq. ft $154.37
DISCLAIMER: homes sales range from $181K up to $2.4 million in sales

Southlake is a luxury community for DFW area.
