My company owns entitled residential property in the Mission Ranch area of Riverside. We are trying to

determine how to develop the property based upon the most likely homebuyer. Any thoughts on how best to determine the most likely homebuyer in this area would be appreciated (e.g., workers at March Air Force Base, move up families, etc.). Thanks in advance

The Mission Ranch area of Riverside is as you've pointed out close to March Air Force Base (March Reserve Base), however the area would typically attract move up buyers. If you are truly speaking of Mission Ranch proper, this area carries some very high mello-roos.
I would imagine that if property that you are speaking of is undeveloped, then you may be in a rural area just on the outskirts of Mission Ranch. If that is the case, then you would be looking at a much more broad range of demographics.
There you will find home buyers looking at a variety of uses for the property, from low entry level home to horse property.

I echo Diana: check out the planning and zoning department(s) in your area. Also, check out the marketing trends and demographic data for that area; you should be able to get this kind of info from a commercial realtor and/or property manager in that area. Additionally, if there is a neighborhood committee in the area where your property is located, then you should have at least one person from you company to start attending those meetings. This will help you to begin to get a much better idea of what's going on now, and where things are heading in the future.

Hi Julie:

I would go to the planning department, check to see what type of development is in the works for the area. Usually that has a lot to do with who would be attracted to the area. The surroundings, what is there and what is coming all will make a difference. If the area has only smaller homes and work availability for blue collar workers than that would be your target.
