My Real Estate agent says he wants to wait until late Febuary (spring) to list my house on the MLS. He said

too much negative press is going on now also. I want to sell as soon as possible? However; I am told that the first splash into the market should be a Big one and one should not slip in quietly, even if you have your house exposed longer. In fact too long exposed means much harder to sell? What do you folks suggest? Thanks, Sunset

I think your agent is a bit misguided. If you are priced properly, the home shows well, and you're marketing properly, thats enough of a splash! The time to list it is when you're ready to go! It's only a few weeks into the near year and I've got two three deals under contract already.

My suggestion to you is to talk with your agent and tell him you want to list it now, and if you're priced competitively and your agent has a proper marketing plan in place than everything should work out.
