Market data in Sarasota seems to not show an increase in sales during the boom. Is this data correct?

Take a look at the 2004 - 2006 sales data. It looks even through the boom years when I know everyone and their brother was buying a spec house. The price data makes sense, but not the volume.

Sarasotas has a depressed market just like the rest of the state, they tend to create an atmosphere of upward mobility for the area but it's not the case.
