Market conditions for single family 1939 bungalow in Stonewall Jackson/ Lower Greenville area of Dallas, TX

I own a home at 5909 Kenwood Avenue in Dallas. I currently live out of the country and my property is rented.

I see online that your firm has several listings and sales in the Stonewall Jackson Lower Greenvile Avenue area of Dallas.

I am wondering if you could share with me:
1) current inventories
2) current rental rates
3) time from list to sales and comps of actual sales.

My property is 2 bedroom with very large sunroom accesses from double french doors off each bedroom plus Oak panelled den and large redwood deck and attached 1 car garage.

Neat area. It's tough to give you a good number without seeing the property. Due to the age there can be widely varying levels of conditions. I can tell you buyers are extremely picky now and they can be based on the number of properties on the market to choose from. If it needs updating or is in rough condition the sells price can be significantly lower than for homes that have been remodeled with all the latest and greatest bathrooms and kitchens, etc. Homes that are in top condition might sell for as much as 20-30% more than those that need work. So the range could be anywere from $200,000 to $260,000. It is pretty tough to sell the properties at top dollar with renters in them. They just never show the way they do vacant or with a caring owner in it. Often there are also access issues. Renters often have an incentive not to allow people access to the property which then in turn lowers the amount sellers can get for the home. We do often work with out of town owners. We can handle everything over the phone and by email and fax and electronic signatures. The only trick with international sales is gaining access to a notary if you want to do the closing internationally. If you are a civilian you must do it at the Embassy or Consulate. If you are in the military you may be able to access a notary on base. There are other alternatives as well, but we can walk you through those if you decide to sell.
