Looks like "Market View" data incorrect: the "Market Trends" data shows Denver ~30% down, not 0% y-o-y

Asked by James, Denver, CO Sat Oct 11, 2008

Why is Denver shown as 0% change y-o-y in the "Market View" view, but nearly -30% in the "Market Trends" view? It looks like the "Market View" view has incorrect data in it which winds up bing exceedingly misleading.

Hi James-

We did indeed have an error in the year-over-year percentage changes displayed on this page, which we corrected this week. The y-o-y percentage change for median sales price in the Market View section is now consistent with the % change displayed on the Market Trends page. Thank you for bringing this issue to our attention.

As Joetta mentioned, market conditions vary by location, so you may find our neighborhood and zip code guides to be a useful source of information for local market trends.

For example,
Green Valley Ranch: http://www.trulia.com/real_estate/Green_Valley_Ranch-Denver/1687/
80220: http://www.trulia.com/real_estate/80220-Denver/

Our home price maps may be helpful too in visualizing some of the trends in the area:

Hi Joetta.

Actually, I think it was just an error in trulia that turns out to be exceedingly misleading.

It looks like Denver overall is down roughly 30% in one year, per the median sales price data in trulia (provided only by looking deeper into the links), though claimed to be 0% in the top level info trulia first provides. It also appears that most neighborhoods are down - it's not so "location location location" when it comes to this.

If you wouldn't mind posting the MLS averages and medians, year over year, that would be great.

Good question. Automatically generated data can be screwy. Plus, different parts of Denver are seeing different trends. If you'd like to see raw data straight out of the MLS, let me know.
