The assessed value for 2012 is the same as 2011.

Its too late to appeal for 2012 taxes. that must be done by the end of June, in the calendar year. However, I would recommend that you appeal next year, as soon as you get your tax bill. 98 % of homes sold in Union County in 2012 have sold for less than county accessed value!

hopefully youre looking for it to go down to pay less taxes.
its always good to try an appeal, but have good ammo when you go to
fight them. they will usually refuse the appeal if you dont have real good
comparable properties to lower the assessed value.
the comps will need address, sq footage, lot size, beds , baths,
if they sold on foreclosure or regular sale.
remember, you are taking $$ away from them and they are going
to fight you for it.
ps. i had one of my properties reduced 100,000,
saved me $1500 a year so it was worth it

Thanks Marcus. The property is land only - no home. I've been looking around for comps. I find plenty of lots for sale, but not too many sold. Do you know of a good place to hunt for that info?
