7430 Meadow Cliff - This property is a "Short-Sale" and there is nothing short about the timeframe.. The first question that needs to be answered is: Has the lender actually approved the list price? There are tons of agents out there that throw a number out there and then wait for an offer to come in and then see if the bank will accept it... Very frustrating for both the buyer and the seller when that happens...

If indeed it does actually sell for that price, it appears to be a good deal on paper... The Comparable Sales in the area look great. We need to go take a look at the home to see the condition it is in.. and find out what repairs might look like...

The current housing market simply dictates this - ANY HOME is worth buying in this market! Rates are down, prices are down, sellers are willing to wheel and deal.... this may just be the BEST buyer's market we may ever see in our lifetimes. This is not the time to toss money in the trash on rent.

At $50/square foot, this property is listed well below other active listings and is below market value of others in the same neighborhood. The short sale position of this home may require you to have plenty of time (no urgency) to close the sale of the home. Banks are under strict federal guidelines and have lots of red tape issues to satiffy before closing the property. The price of this home is alluring but let's see how the home looks and how the property inspection turns out. Bank rarely offer any repairs to the property. Yes, home ownership is very worthwhile in this current housing market!

It looks like it is valued at approx. $100,000 on the tax roll and they are asking $74K.
It is a short sale and could take 3-4 months to close the transaction if you have the
