I would like to buy a 2 bedroom 2 bath condo in Fremont (Guardino drive). Should I wait till end of 2008?

It's funny looking at these answers from 2008, as prices for a 2br/2ba in that area have DROPPED to $200k. The market has clearly NOT "turned around," as other replies in this Q&A thread have said.

She may be investing 20 1br 1ba condos near Fremont BART station as gas price surge, the BART becomes very valuable assets. As I told her Edison Hollow South http://raspberryct.blogspot.com/ that can walk to Edison Train Stn to Wall St, the whole community sold out.

I think 1br 1ba condo is probably the best for rental as most tenants would be either single or couple that is without kids, and shall have good income to pay the rent.

I think you want to buy a 2br 2ba condo you like before my sister comes over to grap all 1br 1ba condo in the area can walk to BART in a few months to come...

Actually there is only one condo available that is a two bedroom, two bathroom on Guardino Dr. The rest are all one bedroom units on Guardino.

However, if you are looking close to Guardino or close to the Bart Station on Walnut, there are several
2+br / 2+ bath available in other complexes around there. Some examples are Steelhead, Barrymore Cmn, Huntington, Avila Terraza, Tyson Ln. etc.

In the Monte Merano and Adobe Hills, there is only one that fits your criteria at this time.

If you or someone you know is looking for a one bedroom unit, I have a beautifully updated like a model unit in Adobe Hills listed for $305K. It is the best looking unit in the complex.

As far as your question about waiting till end of 2008... Well, we do not know how the market is going to be at that time. Right now the prices are at an all time low. We do not know for sure if they will go any lower. The interest rates have also gone down substantially. So this may be a great time to buy. There were three condos on the market on Guardino but two of them went pending in less than 30 days on the market. So you can see things are starting to happen in the market and before you know it the market may turn around sooner than you expect and the prices will start going higher in the area.

I did a little research - 17 units in this complex currently for sale -with HOA dues over $300.00 per month, 2 of the 17 units are Bank Owned.
If you like this community and feel it's a good fit - I'd move now -with this much inventory you're bound to be able to negotiate a strong deal. I recommend that you use a Full Service Real Estate Agent to help you and maximize your strongest deal. Good Luck
