Three properties in your community have rented in the past 6 months. Each rented for $1750 per month. If you rent through a Realtor, that would be my price recommendation. If you decide to do it yourself, since you won't be paying commission, you can put it a little lower ($1700 per month?), but you need to budget $200 for both advertising and screening your tenants.
The best rental properties:
1) Have no carpet (tile or wood)
2) Are very, very clean
3) Everything is in good working order.
Most rentals locally are done with a requirement of 1st, last, and security deposit (if the rent is $1750 per month, $5250 to move in). Make sure you screen for credit score, employment and criminal background.
