I've seen new homes I like in Walkill for aprox $400K but my price range is 300-325K would I have a chance

It doesn't cost you anything to negotiate. Depending upon how long the house is on the market and the seller's motivation, you never know. I would, however, start looking at homes more within a reasonable range to my buying range...no point setting yourself up for disappointment.

The Wallkill area is my specialty. As the previous answer stated, it does not hurt to negotiate. However, wtih a difference of $75,000 to $100,000, you are better off looking at homes around the $340,000 range. Sellers have been coming down in their prices in this area. They probably feel at $400,000 that they have already compromised to that number, why should they go even lower?
