FYI, many sites are VERY SLOW to update their listing information as Joseph Canyon indicates-closing date 1/2012, 9 months ago. Often times, it is the agent that forgets to update and then other times the website site pulls the active listing information from Realtor.com but fails to update it when the listing changes and leaves the listing lingering available...indefinitely
Your BEST method to find a home to purchase, rather than sifting endlessly through numerous websites with unavailable listings is to truly hook up with an agent that you can trust. You can have your specific search criteria put into their system and you will AUTOMATICALLY be sent any and ALL listings the moment they are listed.
Hence if you want listings $150K max with 3 bedrooms in a specific area or zip code with a pool, single story, a lot size minimum of XYZ....that is what you are sent. The agent sets you up in what is basically your own website so you can save any particular listing to your LIKE file or mark it as dislike and it is removed from you list of homes. One of the nice benefits is, if you add a home to your LIKE file, the system will then AUTOMATICALLY and immediately send you updates when changes occur to the listing. Hence, if the listing receives a price reduction or if it goes into contract....you are notified immediately. However, if you keep the property in your like file, the system will also notify you immediately if the property falls out of contract and becomes available once again or if it closes. Hence you can then ask your agent how much it sold for so that you can compare it to what you offered or were willing to pay for it. This will help you determine what you might offer on your next interested property that you want....you learn a little bit, first hand, what the market is doing.
With the shortage of listings, homes are being sold quickly. You NEED an agent that provides listings immediately once they are listed. I KNOW, I listed a property yesterday and I received a cash offer today! Yes, i have other properties that i did not receive offers the 2nd day but with the current market if something is fairly priced, it will sell QUICKLY! No time to be manually searching via other websites that don't update DAILY like the Greater Las Vegas Realtor Associations website.
RECOMMENDATION: Find an agent that you feel comfortable with and is active in this current market. You don't have time to dillydally and quite frankly, why would you want to waste so much of your time being unproductive sifting through outdated or slow to update websites.
