I found a house in Millsmont neighborhood i am interested in buying. I love the house and the neighbors are very nice. I am concerned about crime .

Is this a neighborhood that will appreciate? Everyone seems to take care of their houses. Is this a good investment?

I know that this response is far too late to help Dan, as that was posted back in April of last year, but in case it helps anyone else who might be finding this later...

My husband and I have lived in Millsmont for right around a year, and though we love our little house (we are renting), and our landlords are fantastic people who really care about the property and the neighborhood, and I know there are a lot of fantastic people in this neighborhood really trying to make/keep it nice, it is unfortunately not enough to keep us here.

Our house was broken into a few days ago, through a front window. About a month ago, a back window was broken with a rock, though no one came inside that time. One of the two incidents would be bad enough, but the two back-to-back have left us feeling extremely vulnerable and unsafe and paranoid, to the point that we hesitate to both be away from the house at the same time unless we're together and leave a car in the driveway. That is a bad feeling to have. We have been told, and statistics appear to back up, that once you have been burglarized, there is a high probability that you will be burglarized again, because the thieves now know that your house is easy to get into and that there is stuff worth taking, and if it's a pretty nice place, they also know that you'll have insurance that will replace what they steal, so if they just wait a few weeks, you will have replenished your home.

It is a very uneasy feeling to feel that your house has been cased and is probably still being cased. I feel very bad for my landlords, and for the rest of the neighborhood, because there really are good people here, and if good people get scared away, the neighborhood goes to seed. There are nice houses here, and it should be such a nice little community, that it's really sad to see it going bad. My landlords have lived next door for 25 years and say that it has gotten much, much worse even just within the last year.

If I may Dan: When looking at buying a house, your prime concern should NOT be investment. It should be functionality, neighborhood, schools, walkscore, transportation, etc. If you are going to look at your house as an investment, then work with a broker who also is an investment adviser to look at the potential scenarios for investment return over a specific time period. When prices go up, most but not all, neighborhood prices will do. Some will go up more than others, maybe not from a percentage point of view but from a actual amount.
You should invite an agent to talk this over in details.

Hi Dan:

Millsmont area in Oakland is a great neighborhood.

This area should appreciate just as others in Oakland. One great benefit of this area is Mills College and its accessiblity to freeways and public transportation.

Dan, in my experience, the best things you can do are to talk to the neighbors, and attend NCPC/block club meetings, or at least one meeting to see what is going on.

Neighbors of homes for sale tend to be honest about what is going on around their homes. They tend to tell you the good and bad, and will likely want to be helpful. The Millsmont area has a few active Neighborhood Watch groups, and you can find them on the city website. http://www.oaklandnet.com Talk to the City Council district office as well and get lists of meetings.. this will tell you a lot about the actual crime and how neighbors are dealing with it. I believe most of Millsmont is in District 6, Desley Brooks..but look at the map and see the neighborhood links and meetings that are held. The Police come to the local NCPC meetings, and I do know there are weekly meetings in Millsmont and adjacent Maxwell Park and Laurel. Good luck!

I also suggest driving around the house at different times of the day but this is a an excellent site that gives you information about any crime that's occured near or around the area you are interested in.

How you feel in a particular area is very personal. Go check out the area during the week , evenings and Sunday. Talk to a neighbor. That should give you good info.

Hi Dan,

I always suggest to my buyers to drive around the neighborhood at different times of the day and talk to neighbors. You can also check out the crime maps on Trulia to see what type of crimes are happening in the area. Everyone's perspective on crime is different so you need to figure out what you are comfortable with. Good luck!
