I checked the recent sales for Tri Palm Estates (1000 Palms) on this site and noticed a big difference

in sales figures. Several units were sold in the $45,000-$60,000 price range in 2007 while active listings start at $95,000 or so and way up from there (modular homes) Is this because some of these properties include the land purchase or is there another reason?

If you drive thru the development, you'll see that there is a huge inconsisteny in the homes and their maintainence over the years .
I heard of one last year that had raccons living in it which all but completely destroyed it.
Obviously, that inconsistency is going to result with the same in pricing

Our names are Dave and Angela Peterson. We are real estate agents with Swedeen's Central Valley Real Estate. We live and sell real estate in Tri Palm Estates. There are currently 61 Active listings and a total of 21 Sold listings (as of August, 2009). In TPE we own our land. There is no space rent. The monthly maintenance fee is paid to The Club at Shenandoah Springs. The average fee is $176/month. That includes unlimited golf for two on two golf courses, swimming pools, spas, tennis courts, shuffleboard and a Clubhouse with restaurant and bar. There are 5 listings currently for sale in Tri Palm Estates starting from 65,000 up to 219,000. There are Mobile Homes, Manufactured Homes and stick built homes in this community. This may be why the prices are so different. It looks like the HOA is:
Assoc Dues #1 $164.00 (Common area fees)
Assoc Dues #2 $46.00 (ANNUAL)
