Yes rental market is good. I have a duplex for sale in cape. 3/2 w 1 car each side. Current rents are 725 each side. Price of duplex is 144k Call me for details.

Rental rates are up nearly 9% in the last year and over 3.5% in the last 3 months. We have dozens of applications for ever rental we get. Property prices are rebounding nicely but they are still over 55% below the market peak prices, so bargains prices still exist and cap rates are high. Our rental market is very strong right now. Our market was hit extremely hard and numerous people have had to short sale and numerous people have been foreclosed on. With that said, they still need to live somewhere and can't qualify for a mortgage so they rent.

I work with several investors that purchase property to rent out and none of them have had any problems getting good tenants.

It is very strong! Our rental department is constantly saying they need more properties to rent. The demand is much higher than the supply, especially for single family homes. I myself have rental property and have had NO problem renting it and keeping it occupied.

Because so many people have lost their homes in the past couple of years, they are looking for rentals that are appropriate for families, with kids and pets, etc. So that is what I would concentrate on.

Hi Anita-
I see you are from NJ, same as myself. I am currently in the process of selling off all of my NJ Duplexes one by one and buying single family homes in Cape Coral and surrounding areas. The taxes and insurance were killing me in NJ. Also, every two-bit town has some rental license and fees and inspections that they want from me. Here in Cape Coral, there is none of that -- well there are RE taxes but they are about 25% of what I pay in NJ.
I also have a much easier time finding "good" tenants and getting my rent on time. Everytime I have a vacancy in NJ, the first words out of every respondents mouth is "do you take TRA, or Section 8?.
