I see you are from NJ, same as myself. I am currently in the process of selling off all of my NJ Duplexes one by one and buying single family homes in Cape Coral and surrounding areas. The taxes and insurance were killing me in NJ. Also, every two-bit town has some rental license and fees and inspections that they want from me. Here in Cape Coral, there is none of that -- well there are RE taxes but they are about 25% of what I pay in NJ.
I also have a much easier time finding "good" tenants and getting my rent on time. Everytime I have a vacancy in NJ, the first words out of every respondents mouth is "do you take TRA, or Section 8?.
