The property are inquiring about is located in Boca Grove who like almost all town home developments is governed by an association. You will see some opportunities in here that look like great deals and that is because a private club membership is also required and those fees are not insignificant. The equity bond is $70,000 and then the annual clubs fees on top of the association cost. The association fee of $2,963 is a quarterly fee that breaks down to $897.66 per month.

That fee is quarterly. However the property is in a country club with mandatory dues and fees, Boca Grove. Golf Equity is a one time fee at closing of $85,000; social equity is $70,000. There are also annual club dues billed quarterly - golf dues are $17,258 and social dues are $11,153. In both cases a clubhouse renovation assessment is up to $259 per month, and there is a clubhouse capital contribution of $7500. I believe these are to cover loans that upgraded the clubhouse and may be for future or current renovations in progress. Food and beverage minimum is $2500; service charge is $100 per month. There may be more fees as well.

If you are looking for a non-equity property, most of the units in this price range ARE in country clubs that require equity. Inventory is quite low right now.
