How often do homes listed for sale end up being rented/leased instead of sold?

If you are working with a realtor, they can pull up listings that have been cancelled or withdrawn recently. Then you can approach the homeowners.

It really just depends on the home owners. If it was a rental property or they have already moved out, there will be a better chance. Most people sell their family homes so if it does not sell they just take it off the market. Look for vacant listings that have been on the market a long time.
