4 BR, 2-3 Bth homes that have gone to contract in
Kings Park since 4/1/10: 13
Smithtown: 30

4 BR, 2-3 Bth homes that have closed since 4/1/10
Kings Park: 10
Smithtown: 27

Total amount of homes that have gone to contract in Kings Park since 4/1/10: 37
Average listing price: $433,301
Average sales price: $424,795

Total closed in Kings Park since 4/1/10: 34
Average listing price: $413,065
Average sales price: $398,191

Total gone to contract since 4/1/10 in Smithtown since 4/1/10: 80
Average listing price: $508,145

Price is ONE element of selling a home. Just keep that in mind.

The numbers stated below are correct, but I do want to make sure you are aware that the numbers are a little higher during that time frame due to the $8000 tax credit that was in place during that time for all of the First Time Homeowners, and $6,500 for Existing Homeowners. In order to collect the credit they had to be in contract by April 30th and close by June 30th (that date has now been extended). The time frame you had requested the numbers for, fall right into that time frame and therefor would be higher than normal

If you are thinking of selling, just to let you know, I am still finding there are quite a few buyers out right now, who did not find what they were looking for in time for the tax credit. With the interest rates still so appealing they are still out looking for that perfect home. Now is still a great time to sell your home...

37 homes have closed in that time frame in those two areas. The average list price for Kings Park for 10 homes that closed was 506,290. The average selling price for K.P. being 492,650. of the 27 that sold in Smithtown the average list was 488,721. and the average sales price was 471,935.
