With the stronger lending guide lines the rental market is stronger than ever. As with everything in Real Estate though location is the key.

San Antonio is a great place for the rental market / investment properties! But of course every situation is unique in its own respect so make sure you are educated on the location and circumstances or working with an agent that is.

I agree with jason below, most decent rentals do not stay on the market longer than 48 hrs when positioned correctly.

Very good in some places, and very poor in others. You have to know the area market and the "craft"of rental investment real estate, or obtain the benefits and services of a seasoned professional real estate agent who's counsel you trust. Preferably, go with someone who puts his money where his mouth is -- someone who also invests in the market where you're looking to invest rather than someone who's just there to make a buck -- the proverbial agent who'll let you buy anything so long as there's a commission in it for him.
I would relish the opportunity to speak with you about rental investing in San Antonio. There are so many subjects we can talk about from prospecting for properties, rehabbing, the various methods & tools to ascertain return on investment, landlording in Texas, iron-clad leases, etc...

The Rental market in San Antonio is amazing... Unlike the rest of the country... homes here keep appreciating like clockwork each year... we are up 2.75% from this time last year.

Home rent usually within 36 to 48 hours from when they are listed if the rent is in line with the market...

Great place for investments! Even on the flipper side... I bought and sold 1498 homes in a 10 year period and made some pretty good money!

San Antonio is a good safe bet.

Lenders are becoming more stringent with their requirements for new loans, therefore most people are electing to rent rather than purchase a home - not out of choice but necessity.

San Antonio is a great city for rentals, but understand that roughly 7 out of 10 prospective tenants will have some credit issues - for example - due to the current state of the economy.

Yep,

In the past 2 months I've been personally trying to acquire cashflowing property as possible. It is VERY strong in the San Antonio area in general but even hotter in certain pockets.

Rental Market is extremely hot in San Antonio! Not much stays on the market longer than 1-2 weeks. If it does, its probably overpriced or needs repairs.

Not sure about San Antonio, but my in my area the rental market is hot! Most potential tenants are asking for a reduction in the posted rent when they fill out an application.
