Beverly Hills is an interesting community when it comes to luxury rental properties. Due to the high price points, many owners are way above their $500,000 or $250,000 capital gains exclusion if they sell. So, there are an abundance of properties that are turned into rentals for a few years so they can take advantage of the 1031 exchange rules to defer capital gains. That being said, since there are many rental properties in BH and surrounding high cost areas, in order to find a tenant, you must be the value proposition in the market. Be the best price for the best property and with the best terms. Advertising and networking help significantly.

Patrick the answer is depends on a couple of points: 1. is the property in good condition to rent out and 2. is it priced well for the market. Needless to say these two points not only apply to Beverly Hills but any location. If the answer is yes to both then it is easy to find a tenant. Hope this helps.

Very Easy! I would get with a Real Estate professional since they work with qualified professionals that can afford to pay the high rents in Beverly Hills.. These individuals are often busy and work with Real Estate professionals and usually don't have the time to go house hunting and look on the Craigs list and so forth... If you know of one, great, if not I can recommend you one..

rentals are in high demand as inventory is low at the monent and we get a lot of calls for them. As of right now, we have a request for a 2 Bd. 2 Bath apartment, home or condo from a single lady with her teenage son who wishes to live in Beverly Hills moving from Venice to attend the local High School. Please call us and we would be delighted to assist you in obtaining a prime tenant for your property.
Btw, as an international relo broker I get many requests for larger homes and estates as well. Often we get calls from casting directors, personal managers of celebs and affluent clients who express interest for temporary rentals for high Dollars for short term leasing purposes either furnished or unfurnished properties.
