Many ofthe "Computer Based" services, like Trulia or Zillow, will not know some of the special circumstances of any property. They both give the owner an opportunity to correct things on line, if errors are discovered.

That is a good reason to use a Realtor to assist you as a Seller, or Buyer to uncover trouble

So Gary, what is your point? Are you outraged? Are you questioning the way the numbers are run?

Ya know, there is not some little guy named Trulia running around with a pad and pencil comparing properties and running back to the office and putting it in after researching what is happening. It would make more sense that the "program “pulls like properties that have sold within a specified range and comes up with an average...no?

Realistically, how would "Trulia" know there is a DEP Oil Remediation in progress and that it may affect the salability of the property...
