The southeastside of Atlanta, outside the city limits, offers a lot of value - good commutes to major employment centers, a United Nations of neighbors and, I do not have any clients who have ever regretted moving to Gresham Park or the Bouldercliff area or the newer neighborhoods nearby...especially when a house that is 10 minutes from downtown is still going for $89K.
At that price, the residence probably needs a little work or the lot is suspect. The best over there are going for $125-130K - back to 2007 prices...
All brick, 3/2 ranches for less than $100K in this area are a good buy - you can lease a house over here for $1000-1500. Very popular with dog owner tenants, because many of these lots have backyards that have been fenced for decades.
Immediate neighbors matter most and arguably, since 2010, 30316 is one of the most transformed zip codes in all of Atlanta. Particularly with undermarket apartment redevelopments and with the sellout of townhouse and single family distressed inventory that plagued the area for 5-10 years before that.
It's friendly. It's young. And of course it's old. It's the former battlegrounds of the Civil War Battle of Atlanta.
