It's both! Great time for sellers as prices have moved up steadily as inventory has been decreasing. Buyers are still getting good value for their purchase money and there are still some excellent deals on the market! Season was very busy for buyers, sellers and renters and we are looking forward to even a better year in 2013.

I experienced over the last couple weeks on several well priced properties multiple offer situations, with a call for highest and best. On higher priced homes you will still find a buyers market "try negotiating".

Seller's market in Naples, FL. There are still areas of Lee County that are buyer's markets.

sellers market is often defined by having less than 6 months supply of inventory. for the past 4 years we have had inventory levels in excess of 12 months in fact the hight was 39 months..Right now in most neighborhoods the supply is less than 6 months which would indicate a Sellers Market. Prices are climbing FAST TOO, 17%-23% increase in median home prices depending on community in Lee County...

It's both - prices are still low, lower by far than they were at the end of the boom - good for buyers - and, prices are rising - good for sellers. All in all if I had to choose one over the other it's a buyers market, prices are low and rising after 19 months of dwindling inventory.

We have more of a sellers market going on....however it depends on what price point and sometimes even which neighborhood.

It is a "seller's market." Sellers are becoming less desperate to accept offers, inventory is decreasing, and prices are creeping upward but regardless of this, it's still a great time to be a buyer. Home prices are still relatively low and interest rates are very attractive.

In a "nutshell," if you are considering buying, it's no time for sitting on a fence.

Seller's market IF you have the right property. Today's buyers aren't looking for an older condo in a golf community with high mandatory fees. They ARE looking for energy-efficient properties with lower HOA fees so the carrying cost of the property is lower. If you have a property like that, I can get it sold for you.
