As of March 2009, what is the real estate market like in Jackson?

I asked a broker over the phone this weekend and she told me "it's still very hot...prices haven't come down at all". I find this very hard to believe and would appreciate some other opinions. Many thanks.

Teton Greetings! The buyer's Market started in 08 because of the credit crunch & banking crisis. Prices have fallen since 07 by up to 30% in the Jackson Hole area, & have recently hit bottom. Now the US economy is improving, yet the world markets are recieving the backlash from the US problems. When one looks at real estate nationally, there is still an over supply because of the over 1 million foreclosures reported. Location, Location, Location means buy the blue chip properties. I recommend buying something you like, & plan on holding 3-5 years before selling. That said, real estate is a good solid investment, & a hedge aginst inflation, which is the next worry to watch. In my opinion, the surrounding Jackson area is a good area to own, & the quality of lifestyle, combined with the great inter- mountain weather will attract buyers for years to come. The Jackson area bottom prices are holding firm, the opportunity is in the middle range of 1-2 million. Financing & appraisals are jamming up the process now. When not using recreational resort properties, they can be easily rented in order to cover expenses. If you can buy right, & get financing, now is a great time to pursue the TETON DREAM. yours in succes, scott montgomery

Teton Greetings!. Jackson Hole, & the surrounding areas are doing well. This is the best BUYER'S market since the early 80's. Of course, this is because of the national market slow down. Lifestyle choices, including the weather here will hold value as the recovery continues. We are seeing some great values in Jackson Hole. In addition, the quality of the estate like properties are... truly incredible! The views continue to amazing everyone from locals to tourists. If you are looking for vacation properties either seasonal of year around, Jackson Hole is hard to beat. The airline traffic has helped people get to the overall yellowstone area without having to drive for days on end. Owning real estate in the Jackson area is an ideal investment in your future. There is a local phrase..."Want more Friends, get a house in Jackson Hole". Also, when you aren't using your property, it can easily be rented to cover expenses. The Jackson Hole Area has long been a sellers market. Partially due to all the National Forest, Parks, & Elk Refuge lands. Only 3% of the county is Private lands. However the national/international problems have turned the market in the Buyers favor. The housing prices have fallen from a peak in 2007 by around 30%. Prices have stopped falling & are starting to move upwards again. The bottom range is holding at $400,000 & above. The middle range is where the opportunities are. Some of the upper range homes are valued priced, however the "blue chip" homes are holding value. The Sellers know replacement cost & supply & demand will push prices up soon. Sellers in Jackson Hole know the quality of life & convenience of air travel will continue to drive a quality safe lifestyle. Jackson will always be a lifestyle choice with the great weather, & the georgeous Teton Mountains. This could be one of the last great buyers market opportunities.
