Sales in Louisville are down from Jan. 14 vs. 13. This is believed to be due to the harsh winter we are experiencing. The average days on market for a home jumped over 20 additional days in January 2014 from the December 2013 average which supports the theory.

The average listing price is up 6.74%, average sale price up 1.38% at $162,517 and median sale price is flat at $130K.

Overall the sales prices and sales themselves are in an increasing trend if you account for the weather in the past month.

Yes, in the 2nd quarter the Eastern and North Eastern areas of Jefferson County/Louisville KY, real estate sales have seen increases. These area are where the larger homes and current developments currently are.

Awesome in most ares now, but the bigger problem is super low inventory. If someone is considering selling their home or even just "exploring" the idea, now is the time!
