Are house prices in Fishtown going to rise or decline in the next year? what do u think and why?

I am an investor and have had rental properties in Fishtown for close to 19 years. It is a great area and I don't know why it took so long for it to take off. The next 12 months might be slow and good time to buy, but the future to me looks good over the next few years. It is close to Center City, Temple, shopping, the shore and easy access to I95 & I76. The Casino will attract workers looking for affordable homes and rentals in close proximity, that are affordable and in good neighborhoods. That is what Fishtown offers! I think it is a great investment and I am always looking for houses in Fishtown.

There are many parts of Fishtown with price ranges varying accordingly based on location. Parts of 19125 are not really even Fishtown but classified as such due to the confusion on how us to classify it. That being said, I am bullish on all of Fishtown, the whole zip code of 19125. The area provides a compelling value for many types of buyers and since there is a large pool of buyers, that will do well for the market long-term. Further, there is substantial new construction that has been completed, is in the process and being planned for the area. These projects in addition to rehabs and the like will continue to help values. It is difficult to say what will happen in the next year. I would feel comfortable making the prediction that home values will stay stable in the next 12 mos, may be up slightly or may be down slightly. With a lot of inventory in 19125, it provides for a nice buyers market to get a house in the area at a very good price since the buyer has negotiating power and can negotiate for repairs on top of that. Going further out 5 years, I think those that buy in Fishtown now or have purchased recently or just own properties in the area will do very well. Disclosure - I own properties in fishtown. I am a Realtor that assist buyers in that area of Philadelphia. Fishtown offers easy access to down town center city and transportation. Home prices are available to most income levels as well as the higher end homes and developers offering new condos and townhomes. Its hard to predict the future however, fishtown like the center city market is very similiar. Prices over the past year and into the near future are stable eventhough we are not in a sellers market. I see opportunities for home buyers with more homes to choose from and more negotiation opportunities unlike previously.
