Anyone know about the Deer Run Subdivision in Palatine?

Is this a good area? Are the units in good shape? Would I get a deal buying there? How about appreciation? Any info would be welcome. Thanks!

I am currently selling my 3/2 that has been totally remodeled. 5907 NW 52nd Terrace This is a steal and is listed for less than I purchased it in 2006. There are over 40k in improvements. I wish I could keep it, this is a great neighborhood and I hope I can find one like it in West Palm. Call Tiffany Thomas Realty if interested. This home won't last and backs up to Devils Millhopper.

I thinks that the Deer Run subdivision is a very attractive property. It is a pleasant subdivision in that the exterior of the buildings are kept up, and it's open with a lot of green space. It is ideally located, very close to shopping, banking and restaurants.

I have sold in Deer Run in the past. My parents live in the next subdivision to the west, Timberlake Countryhomes. Having grown up in Palatine, I can say that a condo in Deer Run, which is an affordable area for the town, will almost always have buyers. It's close to the revitalized downtown and close to the train. You know the bit about location...location..location. Well, Deer Run has it! I currently live in Deer Run and can say it's a pretty nice area. It's nice and quiet and the common areas are well-kept. The HOA dues aren't that bad (compared to what other places pay). I've lived here since '05, and my unit hasn't appreciated that much (2-4%). We are going to wait another year to see if the market improves to sell. I mean, we don't expect to make tons of cash selling, but we also would like to sell at more than $4k more than we paid for it in '05. Unfortunately, there have been a few units that have sold for less. Another 3 bedroom just sold for $5K less than what we paid, but I'm not sure of the condition or if the appliances were new.

I live just blocks from there. What would you like to know? There are at least 3 active listings from 189 to the low 200K's. The schools are excellent. The units are generally well maintained. As for appreciation, well I think that we all know Real Estate in Palatine is a good bet.
