I would recommend renting your property to gain income while awaiting to sell it. This opens up options for the buyer as the property is already creating income. The buyer will have the option of honoring the original lease or providing proper notice to current renters. Hello Kes,

I am selling my home of only 1 year in Marion due to the economy and moving for work. My home on 2181 Agate Street is less than a mile from the High School and a quarter mile from the middle school. The home was on the "Parade of Homes" and has many upgrades due to that status. It has a sump pump and is NOT in a flood plain. The builder installed it as a form of protection, not out of necessity. I also had a radon gas system finished in the home for the same reason: protection. Please feel free to contact me or a local realtor if you have any questions. It's hard to figure the average price since it depends on the neighborhood, builder, age of the home, price range, etc. Here is some general info for sales in the last 90 days, but I usually when working with clients will drill down to a specifice neighborhood if they find something they're interested in. In the last 90 days between 100-200K there have been 50 sales-average numbers were 2 bed 1 bth 1318 sq ft List Price 149738 or 116.12 per sq ft sold for 148,123 or 114.91 per sqft and on the market for 80 days.
