2: Cape Coral is a Boater’s Paradise and Fun for All Water Lovers

If you own a boat, or have ever wanted to, then there truly aren’t many better places to live than Cape Coral, Florida. Put simply, Cape Coral is paradise for water lovers. Those who are new to the area are often shocked to learn that this city has over 400 miles of canals and waterways! This makes it both easy and affordable to get a waterfront home, or have easy access to a canal.

Nearly half of Cape Coral homes on canals actually have water access directly to the Gulf of Mexico. Boaters often make Cape Coral their home, solely for that reason. In about 20 minutes, their boat is off the dock and in the sparkling waters of the Gulf – ready for fishing, water sports, or just good times!

The local Department of Parks and Recreation keeps 5 boat launching facilities open to
the public:

• BMX Boat Ramp, SW 7th Court just north of Trafalgar
• Burnt Store Boat Ramp, 230 Burnt Store Road South
• Horton Park Boat Ramp, 2600 SE 26th Place
• Rosen Park Boat Ramp, 2414 SE 15th Terrace
• Yacht Club Boat Ramp, 5815 Driftwood Parkway

For those who love to be on the water, but don’t have a boat of their own, dozens of charter fishing groups offer reasonably priced excursions, both near the shore and for deep sea fishing. Even if you don’t know anything about boating, when you move to Cape Coral, you will meet plenty of people who do! If you start chatting up a neighbor, you might find yourself on his boat before the week is over. If you love the water, retiring to Cape Coral is the perfect choice.

In most if not all states there are tax deductions for seniors, depending on income level there may even
be a senior freeze option, just contact the local county assessor's office and ask what exemptions you as a senior qualify for when you buy a property....
Hope this helps!

The Lee County Property Appraisers office has a terrific map that allows you to see the depths of all the canals in the county. Access the address and then click on Tax Map Viewer. You will be amazed at how much information about every parcel in the county is available through this site. If there is a bridge you have to go under, it will tell you the clearance too.
Let me know if you want me to step you through it.

Hi Ericka,

I have lived in Cape Coral for almost 24 years and have raised my children here. We have some excellent schools and as others have mentioned we also have controlled choice so your child doesn't have to go to the school closest to your home. For more information on our schools here you can visit

Cape Coral is a great place to live but make sure you work with a Realtor® that will explain very important things such as the city utility expansion project. If you are not familiar with that please feel free to contact me and I will explain how it can impact your decision on which area to purchase in.

Their is no set turnaround time. I have had short sale approvals in as little as 2 weeks but the most complicated one I ever handled took 2 years. Have your buyers agent speak to the listing agent if you already have a contract to see if they can give you a "guess-timate" of time based on the sellers individual situation. An experienced short sale agent will know the questions to ask to get some type of idea of how long the process should take.

If you are not working with a Realtor® and are considering purchasing a short sale please feel free to contact me.
