Let me tell you...Playa Vista is absolutely "gold" to all the neighborhoods surrounding the area!

First of all everything that was done there is top notch with all the amenities you could ask for. It has brought in a many new and needed services and a whole new community to West Los Angeles. I predict the new phase 2 will be even better and provide entertainment and green scape that us useable as well.

I can only see it bringing up( maybe way up) the surrounding property values and that's a great thing for all of us who own in the area.Right now we have a huge demand for housing in the area.

This is a duplex . It sold in 2011 to the bank for $992,286 and before that in 2004 for $1,320,000. Recently (3/30/2012) it was leased for $5,500/month as a 2 bed home with a detached 1 bed 1 bath guest house. Here's the description from the last lease listing:

Fully remodeled with hardwood floors, vaulted ceilings, gourmet kitchen with stainless steel appliances. Lots of windows so it's airy and bright. A shared Full bathroom between the 2 bedrooms in the main house. Patio between the main house and the guest house, which is located above the garage. Guest House is fully remodeled with Hardwood floors, vaulted ceilings, small yet efficient kitchen with everything you need. Three car garage, and owner prefers to rent furnished as is.

The $250k was the amount in default.
Unfortunately, Trulia is not always up to date.

Hi Jan this is a large unit hence the home owner dues are proportionately larger too. Great community, very resort style living. The Home Owner Dues include a Land Lease which is the norm in Marina Del Rey. Total dues approximately $2600 per month.

The complex has a managment company and they take care of the grounds & the pool, in other words the common areas. Each townhome is individually owned and the sellers maintain them. Some sellers rent them out and they might use a management company. Why do you ask?

Of course this is just preliminary research and it could be outdated but I'm showing that unit had an NOD filed on 12/01/2011so March 1st would be the 90 day mark but no sale date has been set as of today. Though they are 1 year behind in payments, banks don't always post a sale date right at day 90.

How familiar are you with the those 3 buildings? There are 10 1 beds currently on the market in the Azzurra; the only building of the 3 that has 1 beds. View is usually the determining factor between units. I happen to live in the Marina and I'm inside showing those units regularly. I could provide you with market details and sales history if that would be helpful.

Aurel, there is definitely an HOA for this property. The HOA documents can actually be found at http://www.marinacityclub.com/httpdocs/DLLinks.htm, but the rest of the web site is pretty sparse. HOA fees cover amenities and common area costs in the complex, and there is also a ground lease fee (I can explain).
