One thing people often overlook in the rent vs. buy equation is loan amortization. Often people will compare what their PITI minus tax deduction is vs. rent. But with rates this low loan amortization is HUGE. A $500k loan at 3.5% over 5 years, $51,514 of the loan principle is paid down via loan amortization on a 30 year fixed. When you rent, a 5 years you have ZERO paying down of principle. So that $50k needs to go into the rent vs. buy equation. ... more

The real issue here is "intent." The primary occupancy affidavit and deed will document your intent to live in the property for at least one year. However, the FHA is especially good about appreciating real-world situations and would likely not pursue a mortgage fraud claim if a case could be made that your situation, and avoidance of a hardship, prescribed that you needed to rent the home out.

The other side of the coin is that if you intended to use FHA financing with the intent all along to rent the home out and use it as an investment, caveat emptor.

Roof top parties are attractive for obvious reasons, particularly if there's a decent view, and especially on hot nights. Your considerations ought to go beyond the obvious - get permission first of don't do it. What can go wrong is known, because of what has happened in the past: people get drunk, fall off and die, people trip and fall and get hurt (must roofs have vent pipes and other obstructions, some have light wells to fall into, people can drop things off the roof, and cause damages below, or hurt someone, unusual use can damage the roof membrane causing leaks,
in the most extreme case a collapse could occur of the weight is beyond the structure's ability to support it.
You should cae, because your friends will sue you, or their relatives will when something innocent
goes badely wrong. If you think you have nothing to lose, think about all of your future paychecks
being smaller due to a court order each month. And think about when you GM or aunt dies 10 years from now, leaing you a big amount only for you to find that attorney has locked thatup as well?

Boy that's easy, as stated below (good answer by the way) there are multiple possible tax deductions as a homeowner. At least for now. There have been some rumors floating around that some of this deductions could be on their way to the chopping block. That would surely ruffle some feathers out there, so for now, these deductions that available to homeowners are BEEEUTIFULLL!

I think it becomes illegal if there is lender fraud. The loan has to be disclosed to the lender and that might trigger denial of the larger mortgage.
But what are called hard money loans are done all the time just as are family loans. The agent might be doing a hard money loan which is within the jurisdiction of a real estate license. You just can't hide anything from any federally insured or sourced loan. That is lender fraud and it carries federal prison time sentences.

I have lived in the Marina for almost six years and wouldn't choose to live anywhere else in the city. Sure, the Marina comes with it's stereotypes (and many are true), but the pros far outweigh the cons. Another Voice mentioned that people in the Marina tend to not venture too far off "campus." I have to admit I'm guilty of that. Reason being, all the amenities so close to home: Chestnut Street, Union Street and Polk Street are all within walking distance and offer an array of dining and shopping options. For recreation, there's Chrissy Field, the Marina Green and the Presidio (home to my favorite climbing gym, Planet Granite) - and if you don't mind tourist jumping, you can run through Ft. Mason, down to Fisherman's Warf and along the Embarcadero. Ft. Mason is also a great community asset year-round for events like Off the Grid, Vintners' Market, the Farmers' Market and Oyster Fest. And when you've had enough of the Marina and want to explore other parts of the city, there are convenient bus lines that get you anywhere you need to go. ... more

Building on Brian's answer, the commute can be tough if you live closer to Van Ness and you're hoping to take the 30x downtown. By the time the bus reaches Octavia, Gough or Franklin streets, it's usually too full and drives past you. I would recommend factoring in 10-20 minutes into your morning to either walk a few blocks down Chestnut to an earlier stop or to allow for a few buses to pass you by before you can find room and squeeze on one. ... more
