No, I would not recommend opening a new credit card at this time. A new credit card inquiry will be a hard pull that could lower your score temporarily. If you pay down your existing credit card debt, it will very likely increase your credit score around the time that a mortgage lender will be reviewing your credit. If you go that route, please be mindful of the funds that will be required of you to close.

As far as credit score, there is no substitute for actually getting prequalified by a lender and having them pull the score that will actually be used for your loan underwriting. This is especially true if your score is on the lower side. If you have an 800 FICO score when pulling it yourself then chances are it will be at least satisfactory when the lender pulls it and you have nothing to worry about. But, if you have a 690 when pulling yourself and the loan product you will be using requires a minimum 680 then it is imperative that you have the lender pull it rather than speculate that it will be within range and find out later that your speculation was incorrect.

I have lived in the metro Atlanta area since 1965. I grew up off of Powers Ferry Rd and lived in several different homes there within about 5 blocks of each other. My mother has lived in the same home off of Oriole Lane for over 30 years. At one point, or another, I have been inside most of the homes in the area. I even attended Powers Ferry Elementary School.
The neighborhood has definitely changed. If you want to discuss the particular home you are purchasing, and rent values / ROI/property management, give me a call at 770-722-6922. Marietta is not in my service area but I would be happy to share my experience there, and the pros/cons of property management, as a neutral 3rd party. I am not a real estate professional but I super familiar with the area you are speaking of. The area has gone really down hill in the last 10 years. There were a couple of new subdivisions before the market fell out but not much. I really don't think it will be an easy sell even in 2-4 years. I have been looking for a house of my own so I have watched houses sit and sit in that area. It is cheap and you can get some great houses for not a lot of money but not to resell that quickly. I really like the old bungalows but they are in the worst areas. Good luck with your client! ... more
