Just to add our agent now cannot get in contact with the lending company they will not speak with him. Our lending company for our new home tried to call them, he got back information that the buyers are high risk and apparently their lending company isn't even positive that the buyers can get approved for the mortgage.
I feel like their agent and lending company have been lying this whole time or at least withholding crucial information from us. I am now worried that they will not be approved and I have essentially wasted 3 months on this and quite possibly missed out on buyers who would be eligible to purchase my house.

I think the zoning person was only providing necessary information, statements of fact, to the appraiser, and "not" making any decision regarding your loan. To lend, or not to lend, is always up to a mortgage company.

The purpose of an appraisal when obtaining a mortgage is to protect the lender's interest. Of course it is beneficial to us as home buyers, but we are sitting in the back seat, along for the ride.

Grandfathered rights are never intended to be "eternal." Over the long haul, deterioration will always result in conformity.
