All of the comments made so far are great! Yes, it will always depend on how you feel when you visit the schools that your child(ren) will attend. As a parent myself, it is always nice to get great feedback on certain school districts, but it's even more rewarding when I visit a school and am welcomed nicely by the staff...each and every time. Tempe School Districts are amazing...look at "Kyrene School District"...another up and coming school district that is getting some great reviews is Queen Creek School District. Phoenix is a very spread out city and each neighborhood has it's own personality. Some areas have new developments and other areas are historic neighborhoods. Shopping is to be found all around the Valley from large malls to small quaint shops. Downtown Phoenix has great museums, Symphony Hall, and other cultural venues as well as sporting events. Central Phoenix has some really great restaurants and a variety of architectural styles.

Based upon your earlier responses it sounds like North East or North Central Phoenix might work. I relocated from the Northeast and I work frequently with people who relocate to the Phoenix area. I specialize in North Central, Northeast Phoenix and Scottsdale. I am from that neighborhood and can share with you more information and assist you with your search. Yes there are lease options and lease purchases available in Mesa though these make up a small portion of the listings. In Mesa the prices for a lease option/purchase start at $99,900 for a 2 bedroom 1.5 bath condo. An example of lease purchase terms are $10,000 down payment and $927 rent per month. A lease option example is $20,000 down payment for 3 year option. The terms are as varied as the owners. The alternative is for seller financing. I've seen terms as low as $2,900 down and $795 per month.

You mentioned Gold Canyon - this is a beautiful area. Driving distance
to work is something you might want to consider. I will be happy to

If I understand your question correctly, "it depends." I would speak with a loan officer to find out what you can comfortably qualify for....and then go from there. If you plan to live here, then if you can comfortably do so, now is definitely the market to think about a purchase. Just let me know if you need the name of a good lender.
