The list to sell percentage is not a good indicator in our market. Many owners price well above market. Over priced homes and short sales tend to sell below market. Banks often price foreclosures below market and take bids selling over ask price. In all of Collier County the percentage has been 6 to 8 % below list but again I would not rely on those numbers for a particular property. I would rely on a professional agent who can provide sold and active comps to show the true current market value for a property of interest.

The talk is relative to the market your in. I have never been as busy as I am now. For me the market is booming. Everywhere on Marco you can get waterfront property with either direct or indirect access. The better the location and access the shorter the time on the market. If it is a good value then it will close within months if it is still a little overpriced it could be there for a year or more. The Marco market has been close to the bottom for some time. Marco was the first area in SW Florida to take off and be in demand. It was also the first to crash. Now it is poised to get busy again. Right now there are investors everywhere buying up property that is value based. There are buyers throwing out ridiculous numbers for properties and they are not getting their offers accepted. The real estate market is in season right now. We had the snow birds over the winter but they were not the ones buying, the the investors are. I have had 5 houses go under contract in the last month. I have more business then I can handle I have hired two other agents to help me and am looking at a third. Properties are selling with the right realtors although Marco Island is a different market it isn't because there are no buyers. Most of the Island realtors will get a listing and only show their listings. They may put it on Naples MLS but I have noticed that a lot have only put it on Marcos Mls. I am a little different in the way I think. I am not interested in putting one hook in the water to try and catch one fish.
