Hi Muffin,

I would say you have a very good chance of qualifying for an FHA mortgage.
FHA only requires a 2 year wait after a chapter 7 bk & your bk has been discharged for at least 5 years. The only real potential hang up would be if you included a mortgage in your BK. If so the FHA guidelines require a 3 year wait from when the house was foreclosed on before you are eligible.

Make sure your home is "picked up" and have every area accessible and as clutter-free as possible. Make sure it is neutral smelling and don't leave anything sloppy - such as dirty dishes in the sink or messy/dirty sinks or toilets.

It depends on several different factors. Some foreclosures are straightforward and close as a regular sale. If you have the time that might be involved in the process of short sales and do not need to move in a timely manner then it could be a good deal; and, in the case of the foreclosure - some homes are destroyed - some are not - but be sure that it does not need court approval because that may be even more of a delay. I have sold several foreclosure properties which have been successful and the clients were very happy. You can have an agent show you foreclosures just as any other home.
