Did you pay a deposit to buy or an appraisal fee for a refi? You referred to the home as "my Lake Home" instead of the home I am trying to buy, so I will assume this is a refi.
Truth is, real estate values can and do change a great deal in very little time. For an appraisal to be correct, they use Very current data..
If you paid for an appraisal and one was done, you cannot be refunded the fee, even if the appraisal did not come back with a value that would be in your favor. You paid for the appraisal, not for certain results.
Look at it this way, at least now you have a clear idea of the current value of your home.
