Carroll, Excellent question. Difficult answer..... but here goes. Data suggests that prices in your area are still declining. There is little demand for that particular location and there seems to be too many homes for sale in the immediate area. In markets with these characteristics the market for homes is relegated to people just "trading homes" meaning some people who want a better house will buy up in price from where they presently live or people will down size and buy a less expensive home. The other component of the market is people looking for the extremely good deal.
If you are on the selling side you need to provide incentives to sell your home, or continue to drop your price until you start to get showings. One other alternative is to offer your home on land contract to buyers who cannot get bank financing right away, but want to purchase. This is a whole other topic, but worth exploring to help get you out of your current predicament. Best of Luck, Patrick
