If you really want to know what is going on with certain properties, it's best to speak to your Realtor or the Realtor who has the listing. You cannot assume there is an appraisal issue or anything negative going on with the houses in question.
Home selling being what it is, and working with people, all kinds of things can effect the listing status. The owner may want to put it on hold for a few days to correct an issue, to problems with the buyer loan, the seller sometimes cancels if they are not confident of the buyer.... the list is endless.
No I do not think the market is too highly valued but that we are now in an "adjustment period" after the slump of a few years ago.

We could use many more listings, because there are still more buyers then available property for sale.

If the home has only been in your name for 1 year - is capital gains even an issue?
