Trulia scrapes some of it's information from other sites, did you list it somewhere else? Did someone else list it without your permission? Trulia should, but I don't know if they do, list the sources for their data. Try a google search of the address and see what sites it is listed on and contact them for help. ... more

I sold one recently so yes, it can be done. It depends upon the condition of the home and the time the bank will give you. Banks like a fast close of escrow, so if you can close in 30 days or less that will help. Of course you offer has to be competitive or you won't have a chance at these. ... more

Dear Chris,
If you really want to know what is going on with certain properties, it's best to speak to your Realtor or the Realtor who has the listing. You cannot assume there is an appraisal issue or anything negative going on with the houses in question.
Home selling being what it is, and working with people, all kinds of things can effect the listing status. The owner may want to put it on hold for a few days to correct an issue, to problems with the buyer loan, the seller sometimes cancels if they are not confident of the buyer.... the list is endless.
No I do not think the market is too highly valued but that we are now in an "adjustment period" after the slump of a few years ago.

We could use many more listings, because there are still more buyers then available property for sale.

if you're referencing capital gains taxes........the person (s) on the deed (the owner) would have had to live in the home for 2 out of the past 5 years to qualify for the individual deduction of 250,000...

If the home has only been in your name for 1 year - is capital gains even an issue?

Speak to an accountant for accurate advice.

Deciding to offer a lease option on a home instead of selling is a complicated decision that can have a lot of different financial implications for all parties involved. The answer is also different depending on the terms of the agreement for each party.

Outside of a lease purchase option, there are many options when selling a home is difficult, I'd be happy to help you figure out what will work best for you and your personal situation. Reach out to me any time!

Greatly, especially if you haven't even secured a buyer on your home yet. The state of the market you are looking in will also determine your probability of getting an home sell contingency considered. If there is a large buyer pool don't count on this happening.
