In Florida, who pays depends on the real estate the buyer selects.

Traditionally, the seller will pay the professional fees.
However, both seller and buyers have DEMANDED more options, more choices in regards to buying and selling real estate. This has resulted in a much more complex real estate environment.

As a buyer, you can request your agent present you ONLY real estate that does not transfer any traditional seller expenses onto the buyer. By doing so, the available cash on hand is not threatened as will as the amount of down payment remains as you intended. This may mean you can avoid PMI costs.

Have a chat with your Winter Haven FL REALTOR and have a serious conversation regarding deferring of costs and your agents compensation. If you skip this step, you are setting yourself up for a surprise later.

Make sure that they look at the piping in several locations. Copper might be present in only part of the house and you won't know what is behind the walls. In 2010, 78 homes sold in your price range. YTD in 2011, only 3 homes have sold. Our inventory is its lowest point and our Spring market has not yet begun.

Don't get discouraged, work with a good agent who knows the facts and can guide you to find the right home for you.
