Annette Lawrence answered:
In Florida, who pays depends on the real estate the buyer selects.

Traditionally, the seller will pay the professional fees.
However, both seller and buyers have DEMANDED more options, more choices in regards to buying and selling real estate. This has resulted in a much more complex real estate environment.

As a buyer, you can request your agent present you ONLY real estate that does not transfer any traditional seller expenses onto the buyer. By doing so, the available cash on hand is not threatened as will as the amount of down payment remains as you intended. This may mean you can avoid PMI costs.

Have a chat with your Winter Haven FL REALTOR and have a serious conversation regarding deferring of costs and your agents compensation. If you skip this step, you are setting yourself up for a surprise later.

Best of success,

I believe so, but there are strict guidlines that need to be follow for it take place. Your best bet is to check with the strathmore village office to see if it's ok, and what their guidelines are.

There is definitely a shortage of rentals available on Long Island, and provided that the home is in nice condition it will rent rather quickly and for top dollar. You mentioned that the home is in a gated community, before you purchase you should check and make sure that there aren't any community/HOA restrictions against renting. ... more

Make sure that they look at the piping in several locations. Copper might be present in only part of the house and you won't know what is behind the walls. It is also a good idea to find out what type of pipe is bringing water to the house, you can usually find this near the water meter. Good luck. ... more

A small percentage of homes in Manhasset are sold "For sale by owner" - less than 1% of the market. Why would you limit yourself to looking at maybe one home every 2 years in the $88- $1million dollar price range?

In 2010, 78 homes sold in your price range. YTD in 2011, only 3 homes have sold. Our inventory is its lowest point and our Spring market has not yet begun.

Don't get discouraged, work with a good agent who knows the facts and can guide you to find the right home for you.

Hi Rob

One answer would be to work with an agent who is also an appraiser, like me. There is absolutely no obligation to work with me but you need to understand the process from the appraisers side. I will walk you through the process so that you understand the nuances no matter who you work with. Please call or email me with your contact information.

Hi Michele

It's a good question but unfortunately the answer is convoluted. In the current unsettled market there are other factors that might negate any price advantage that location may have. As a NYS Certified Residential Appraiser and a real estate agent I can help you determine a meaningful answer. But I prefer to go through the process with you off line. Please call or email me with your contact information.

Don't rely too much on statistics--if you have a specific property in mind, you need to be aware of recently sold similar properties in the immediate area--after reviewing the data a fair determination of price can be made. If you are looking to buy, there are some great bargains waiting to be had in Manhasset, and interest rates are still very good--if you are curious to see closed area properties, visit ... more
