If just one lien holder, expect on average 4-6 months from start to finish. Much depends on all the short sale documents being received by the lender when required, you being flexible and understanding there will likely be a counteroffer process to your original offer, and your flexibility to not only wait, but to get all your due diligence done on the front end before submitting your offer so you don't have inspection issues down the road slow the process down with trying to get lender contingencies for repairs when it is an AS IS sale. If your offer is really good out of the gate, we've closed them in as little as 30 days...but that is not normal... Good luck.

Most of the active adult communities do have pet restrictions, typically 2 dogs and .most likely the same for cats. You really need to narrow down your search by community and price and then ask the homeowners association about there rules. I will tell you that the lots are common property and you can not put up fences so you would have to walk your dogs. Taxes and monthly fees will vary based on the community you select to buy in. I live in manchester and have found it one of the safest places to live. I read the local paper and haven't read about any crime. It has lots of older folk and very tight communities. In most of the villages they have a watch program that rides around and reports any one suspicious. The police would be the best source. ... more
