I'm not exactly sure what your question is, but I'm assuming you are asking about values in this section of Roxborough/Manayunk.

If you take a look at what prices have done in 19128 over the last few years (http://www.trulia.com/real_estate/19128-Philadelphia/market-trends/), you will see that this part of Philadelphia has held up its values well; even through the real estate downturn.

Winter ice and snow, get someone to clear for you, or will you take care of it ?
Myself staying around the young, can make you feel young, is that what you want
ditto the rent for a year, thought interests rates are so low your wasting 8-10K.
Get an experienced realtor, the younger realtors don't really know this area, your not the person to take on their learning curve

I just bought my home in Manayunk. I used Pillar to Post. They were absolutely phenomenal!! Inspection was extremely well done. Enabled me to get a great price and ensure my insurance rates stayed low. Also, I receive a HUGE packet listing everyting ( in substantial detail) that was inspected, the next day! Its a great tool even now when planning renovations or needing to fix things! Good Luck!!
Also, I asked the sellers for a 1 year home warranty, American Home Shield. Best thing ever!! Sent someone out to fix dryer/dishwasher! (anything they can't fix, they replace!)
