You can also come across some for rent by owner properties by looking in the Bradenton Herald classified ads online or AMI Sun or Islander
All three would have classified sections you can review for rentals.

For sure you are smart to plan ahead! Seasonal Rentals go fast! If you can ever find a way to purchase one, you will make a great return on a seasonal rental! :)

Yes, Lakewood Ranch is a great community with alot to offer. Top rated schools, lots of social activities, a beautiful Country Club, golf courses, polo fields and more.

However, they do have high CDD fees that are included in your tax bill that is an understandable turnoff to many people.

There are areas adjacent to Lakewood Ranch that are just as beautiful but with no CCD fees.

I suggest you search the web in that mode and I'm sure you will find what you need. As far as sinkholes are concerned - no one will tell you that there is ANY area where they "are not an issue." Rentals are very active right now both seasonally and annually leases.
I would not recommend a two year lease to start. Observe the tenants interest in your property and if you have no concerns after first year, offer discounted rent for years two and three.

The ability to buy a property after chapter 7 depends on a different factors. Shop around for a mortgage broker, they have access to many banks, private lenders and many different programs. Consider buying a property, before leasing one with option to buy.

We have a lot of Estonian relatives living in Canada. Some of my fondest childhood memories are being freezing cold while swimming in Lake Ontario. My uncle has a little "A" frame cabin on the lake. What a beautiful place, but Florida is a heck of a lot warmer. We love living here.

All good answers. I will add the website for Manatee County Public Schools for you to assisst in your research. There is a great tool on the home page at the top left called SCHOOL LOCATOR. You just type in the address of any home you are interested in and it will pull up the assigned schools for that address. There is also "school choice" in Manatee County, but there are some quirks about that so it is best to discuss with school district office staff about that. I hope your transition will go smoothly and that you will be very happy here!

One restriction in Heritage harbour is no fences are allowed for any home. When I am showing the neighborhood this comes up with my customers that have dogs, or small children. They have a design review board. So, if you want to paint your home, change landscaping, do an addition, etc, there is a process to get the modification approved.
Generally speaking, if the request improves the home, and is done in good taste, changes are approved.
The idea of having deed restrictions is to help keep property values up by preventing owners from doing things that would make the neighborhood less desirable.
The fence thing is the biggest issue I have dealt with.
If you have specific questions I would suggest getting a copy of the HOA docs, that your Realtor can get for you.

Hi JP, I think you have gotten a very good review of Longboat from the answers provided here by my fellow realtors. I will add however, that yes, in my opinion there are dramatic differences between all of the barrier islands between Anna Maria, Lido, St Armands, Siesta and Casey Key. All have their pluses and minuses but all are subjective to personal appeal. Mainland properties in Sarasota and Sarasota County, also have wide varying differences and can only be appreciated by a visit and learning first hand what makes each one tick. There are also many different architectural designs from Florida School of Architecture, Florida Cracker, Bungalow, Spanish, Contemporary and Mediterranean Revival.
