Hi RC,

I am happy to help you. I have experience with USDA loans. I live and work in Prince William County and and I play and work in Fauquier County. I have a great knowedge of Fauquier County and USDA approved neighborhoods. You are doing the right thing! Getting approved first then finding an agent. I would suggest interviewing a few agents and looking for someone who is local to where you want to move, whom you trust, who is knowledgable and who has time to dedicate to you. Congratulations on your approval! I would love to help you through the process! SOO exciting!! Best, Juliet Mayers, Realtor 703-232-3917. Please check out my reviews on Trulia and Zillow! I am happy to put you in touch with past clients. ... more

I am sorry? I am not exactly sure if you are answering someone else or asking your own question, this normally is not the place to go if you want to contact someone directly.

I believe the best thing you can do is to fix your credit rating! Work with a lender to get advice. Check personal listings like Craig's list.

Michelle Marie Taylor answered:

I am a Realtor working with lenders in and around the Manassas area and have recently learned of some programs that require a credit score of 620 and require 0% down. Because some of Manassas is considered rural area, you may be able to qualify for a USDA loan with the above credit score. There are some income and limits as well, but feel free to Google Virginia USDA loan programs. As with all finance programs, they can be complex, so you can't rely on Google to give you the full picture. If you're still trying to purchase the home and need assistance, please feel free to contact me. I'd be happy to get you in touch with a loan officer that is familiar with all of the local area programs.

Best Regards,

Michelle Taylor

All these guys are on target. If your agent has crunched the numbers and done comparisons and the house is over market value, you could offer the appropriate price. Using a percentage isn't going to work, even with a short or a bank owned. Sounds like there is either something wrong with the house or the seller simply won't negotiate. Either way he/she may just be unrealistic about market values. ... more
