In the greater Nashville area, values are increasing, so the home you bought in 2009 is certainly worth more today here. But let me ask you about your home. Have you maintained it faithfully? Have you upgraded any portion of the kitchen and bathroom (because those are the areas that buyers want to see in tip-top shape)? I wish you the best of luck, but contacting a competent Realtor in your area will help you out more than you can imagine. ... more

All Homeowners Assoociations and Property Owners Associations are required to provide a balanced ledger sheet to the association members at years end, showing debits and credits to the association's operating funds. You should receive it in the mail at year's end. Call your association office and ask for last year's ledger. ... more

Sorry about that...for comparison here are the active land listings in Beach Have West...

According to the MLS no land listings have sold since January. That's not to say that homes haven't been sold and torn down. I would have to do a more extensive search to find that out.

Actually, it's not common for the sellers to be present at the closing. Many times even seller's attorney does not come to the closing.

Doreen, Because there are some recent revisions to the flood plain maps, it is always a good idea to check with the local municipality of which you are interested in buying in.

I personally would not do business with anyone under those circumstances. Escrow is there for a reason. Check with your attorney for the legality. I would stay clear of this.

I would not hire a builder that denied me access. It is fair for a builder to limit access due to insurance and flow of construction but to deny is unacceptable.

A non-binding deposit for pre construction enables the builder to obtain financing to proceed with the project and is perfectly acceptable but you could also request that YOUR attorney hold the deposit rather than the builder.

Hi Kristi, looks like you got your answer - you asked a great question on a point that is often misunderstood. As a buyer you will be well served by the services of an experienced full time agent you trust, and now that you see that it is the seller that will pay the commission to both buyer and seller agent, there really is no reason not to engage the services of an agent.

Good luck to you!
